Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application Fee: $50 per adult occupant
Administrative fee: $350
Security Deposit/Holding Deposit: $500 refundable if denied or cancels within 3 business days
Security Deposit - Additional: $250 based on results of credit report
Security Deposit - Maximum: 1 month's rent based on results of credit report
Pet fee at move-in, non-refundable: $350 1-pet, $500 for 2 pets
Monthly pet fee per animal: $35
Water/Sewer/Electric: Varies monthly based on usage, billed in arrears by third party
Utility Billing Fee: $4.05
NSF Fee: $75
Monthly Late Fees if not paid by the fifth (5) of the month, is 10% of base rent.
Termination Fee: Equivalent to two months rent + 60 days notice
Apartment Transfer Fee: $250
Liability Insurance if renter's insurance policy lapses: $13.22

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $250

Rent $25

Comments: Nonrefundable fee per pet of $250 due at move-in. Monthly fee of $25 per pet. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

The Republic is a Non-Smoking Community and requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
